• Maximize Net Operating Income.  Our goal is simple here - to secure the best tenants at the highest rents.  Each dollar added to net operating income not only adds to the investment proceeds to investors, but also has a leveraged impact on the price a center can command.
• Timely and Accurate Investor Reporting. Communication to the property owners is a very important responsibility of SouthMark Property Management and Leasing. Regular property management reports will be sent to investors. Reporting topics includes tenant/leasing updates, cash flow distributions, property financials and budgets, year-end tax documentation, market outlooks, competitive outlooks, changes in the marketplace and overall structural condition. 
• Regular Inspections and Maintenance. Our goal is to assure the establishment and continuation of efficient building operations through routine on-site inspections and competitive bids on regular and preventative maintenance programs. Regular maintenance and upkeep helps ensure the visual appeal, especially in the front of the building or the common area.
• Tenant and Vendor Managment. We eliminate the headaches of being an landlord for our clients by handling all the day-to-day tenant and vendor communications and management.
• Aggressive Marketing. In order to achieve the goal of finding the best tenants who will pay the most rent, we will implement an aggressive marketing strategy. We will develop leasing packages that include a project summary, pictures, maps, plans, demographics and any other pertinent information. Our goal is to cater our marketing packages to specific tenants and other brokers who can find quality tenants.
